Can I Sell My House As-Is?

Can I sell my house as-is? Yes, you can, and I have helped many Oregon homeowners do exactly that. As-is simply means you are not making repairs before the sale, and the price reflects that. The real question is what as-is costs you, and whether skipping the work is the smartest trade for your situation. Here is how it actually works.
As-is does not mean hidden problems
You still disclose what you know about the property, and the buyer still gets an inspection. As-is is a pricing and negotiation position, not a way to hide defects. In Oregon, honest disclosure protects you and keeps the sale from falling apart later.
Who buys as-is homes
Three kinds of buyers: investors who renovate and rent or resell, handyman buyers who want sweat equity, and thoughtful families who would rather choose their own finishes. Each group expects a discount for taking on the work, so pricing is the entire game.
Price it right or it will sit
The most common mistake is pricing an as-is home like a fixed-up one. Buyers are sophisticated. If an as-is home is priced too high, it sits, and a sitting listing loses its audience week by week. My team prices as-is homes by what the finished value is, minus a realistic renovation allowance and a margin for the buyer's risk.
Know what you are actually giving up
Some repairs are worth doing even if you dread them, because they return more than they cost and expand your buyer pool. Others are genuinely not worth your time. There is no universal answer, which is why I start every as-is conversation with an honest look at the numbers for that specific home.
Get the straight math on your house
If your home needs work and you cannot afford to fix everything, or just do not want to, ask us for an as-is analysis. We will tell you the likely as-is price, the likely fixed-up price, what the work would cost, and what we recommend. Then you decide, with the numbers in front of you, not in the abstract.
