What You Really Need to Do, and Skip, When Preparing Your Home for Sale

Every seller asks some version of this: what do I actually need to fix before listing? The answer usually surprises people, because the highest-return work is rarely the most expensive. Buyers in Albany, Corvallis, and Salem make quick first impressions from the curb and the front door. Here is what is worth doing, and what you can safely skip.
Do: clean, declutter, and neutralize
Deep cleaning and decluttering cost almost nothing and return more than any renovation. Clear countertops, pack away personal items, and let buyers picture their own lives in the home. Neutral paint over bold colors is the single highest-value cosmetic change in most homes.
Do: fix what inspectors will flag
A dripping faucet, a broken window seal, a wobbly handrail, a roof with visible damage. Buyers and their inspectors find these, and small repairs cost pennies compared with the negotiating leverage they take away. Address safety and water issues before they become objections.
Do: refresh the outside
Curb appeal wins. Trim the yard, plant a couple of simple beds, wash the siding and windows, and paint or replace the front door if it looks tired. Buyers form their first opinion from the street in the first ten seconds.
Skip: the full kitchen remodel
Few sellers recoup a complete kitchen renovation at sale time. Clean, staged, and well-lit beats new but generic almost every time. If a kitchen truly dates the home, the buyer who loves the house will factor that into their offer, and you let them choose the finishes.
Skip: projects you cannot finish
A half-finished bathroom or a marked-off garage renovation signals trouble and invites low offers. If you cannot complete a project before listing, leave it undone and price accordingly. Unfinished is honest; half-finished reads as risk.
